If you are like most of the people I work with, you're about to make the most expensive decision of your life based on two walkthroughs and a listing sheet. Helping you close that gap is most of what I do.

Before real estate, I spent eleven years inspecting homes here in the Fargo–Moorhead area, and four years in the Navy before that. Both of those experiences show up in how I work, in different parts of the process.

Knowing What You Are Actually Buying

Eleven years of inspecting houses gets you well past the listing sheet. You learn what a roof looks like at year eighteen versus year twenty-five, which foundation cracks are worth worrying about and which ones are not, and roughly what a furnace of a certain age is going to cost the next person who owns it. More importantly, you learn what a buyer’s inspector is going to write up, because you spent years being the one writing it.

So when we walk through a house, you're not guessing. You'll go into an offer knowing whether you are looking at an ordinary list of maintenance items or something that should change your number, and you will know which questions are worth asking while you still have room to ask them.

Eleven years of inspections meant a lot of time on roofs. It is one of the few parts of a house you cannot judge from the driveway.

If you are selling, it works in reverse. I can usually tell you what is worth addressing before your home goes on the market and, just as often, what is not. A lot of sellers spend real money getting ahead of problems that were never going to come up.

An important boundary: what I notice on a walk-through is a starting point for your questions, not a professional inspection. I always recommend hiring your own independent, licensed home inspector before you think about removing your inspection contingency.

Steady When the Deal Is Not

Something goes sideways in most transactions. An inspection turns up more than anyone expected, financing shifts, a closing date moves, somebody changes their mind two days before possession. It's normal, and it's usually the part people remember afterward.

What you want at that point is someone who saw it coming, tells you plainly what your options are, and doesn't get rattled while you sort it out.

I spent four years in the Navy as a Gunner’s Mate, working on the Vertical Launching System (VLS). It's the kind of work where you follow the procedure in order, verify it, and don't improvise. I went on two deployments. The first ran counter-drug operations in South America. On the second, my ship was one of the first to launch Tomahawks in the opening strikes of Operation Iraqi Freedom. I eventually left the Navy as a Petty Officer Second Class.

None of that is real estate. But preparing before the decision instead of after it, saying the difficult thing directly, and staying level when the plan changes have carried over better than anything else I brought with me.

    When we walk a house, I'll tell you what I would've flagged as an inspector and what it probably means for your number. If you're selling, I'll tell you where the money is worth spending and where it's not.

    Something usually comes up somewhere in the middle. It gets handled without becoming one more thing for you to manage, and you're dealing with the same person the whole way.

Where I Work

West Fargo, Fargo, Moorhead, and the communities around them. I live in West Fargo and work across all three, which matters more than it might sound. Minnesota and North Dakota handle property taxes differently. Special assessments in a newer development are a different conversation than in an established neighborhood. Flood considerations can change within a few blocks. Knowing which of those applies to the house in front of you is part of the job, and it's the kind of thing that costs people money when nobody raises it early.

Not to be overlooked, I also handle new construction and lake properties around the area.

A Little About Me

I grew up in Herman, Minnesota, and went to Minnesota State University Moorhead, where I studied business management and finance. That background is less visible than the inspection side, but it comes up constantly. Most of what people are weighing here is a financial decision as much as a housing one, and the numbers underneath a house deserve the same attention as the roof.

My wife Jennie and I live in West Fargo with our three kids, Ellie, Katie, and Fletcher. When I'm not working, I'm usually outside fishing, canoeing, hunting, or just out for a walk.

Questions People Ask Before Reaching Out

Do I have to be ready to buy or sell right now?

No. A lot of the people I talk with are six to twelve months out, sometimes longer. An early conversation costs you nothing and it usually saves you something.

Does your inspection background replace hiring an inspector?

No, and I will always tell you to hire your own. What my background does is help you know what to look at, what to ask about, and what is likely to matter before you are under contract.

Can you help if I am out of state and have not seen the area?

Yes. I regularly work with relocating buyers using video walk-throughs and neighborhood tours, including buyers who are away for military training.

Do you work with both buyers and sellers?

Both, and often the same people doing both at once. Buying and selling simultaneously is one of the more common situations I handle.
