In Fargo-Moorhead's seller's market, homes are sold quickly, which means you might have to compete against multiple other offers for the same house.

Want to make sure your offer rises to the top of the pile? Here are five tips for personalizing your home offer and becoming a master negotiator.

1. Negotiation Equals Communication

Chris Voss, a former FBI hostage negotiator and author of the book "Never Split the Difference: Negotiating as if Your Life Depended on It," makes the case that negotiation is really nothing more than communication with results.

While it's important to not be afraid to ask for what you want, successful negotiations require both the emotional intelligence of communication and empathy. And because your home offer will be presented through your real estate agent, it's important you have an agent that knows how to actively listen and is focused on what the other is saying rather than trying to drive a point home.

2. Don't Be Afraid of the Word "No"

No one likes the feeling of being rejected, but a "no" from your seller might actually mean one of seven things as Voss mentions in his book:

  • I'm not ready to agree.
  • You're making me uncomfortable.
  • I don't understand.
  • I can't afford it.
  • I want something else.
  • I need more information.
  • I want to talk this through with someone else.

An experienced agent will be able to translate what the seller's "no" means and be able to guide you on the next effective actions to take.

3. Make Sure You're Ready

Don't make the mistake of thinking the purchaser holds the power. 

In reality, you need to ensure you're ready when making an offer by:

  • Gathering information on the seller's needs and how your offer will meet them
  • Getting pre-approved
  • Providing proof of funds

Having these items ready to go will ensure you have an edge right from the start. In this same vein, ensure your agent is highly responsive, adaptable, and built on character. If a seller is getting multiple offers, they're not going to want to wait around until your agent finds the time to get things together and eventually respond.

4. Put a Face to Your Offer

If you're looking to stand out against multiple offers, one of the best ways is to connect on a human level rather than being just another faceless offer.

Consider submitting a letter with your offer that includes your favorite things about the house, your personal connection to the home, or what you love about the Fargo-Moorhead area. You could even include a picture or video of your family preparing for the big move.

While sharing our humanness is good, there are two things you should avoid with this approach: sounding desperate and describing any grand renovation plans. Both of these do not go over well.

Pro tip: To really make an impact, have your real estate agent skip the crowded email inbox and instead personally deliver your beautifully packaged, personalized offer.

5. Consider an As-Is Offer

If you know a home will receive multiple offers, you could consider building an "as-is" clause into your offer.

This basically means that you're willing to take the house as-is, and an inspection only needs to be completed as a formality, meaning you won't require any out-of-pocket expenses to be resolved by the seller.

Although this might make your offer stand out, you'll want to be sure this is the best option for your situation with your real estate agent, preferably one with as-is home-buying experience and thorough inspection knowledge.
