It's a new year, and with it comes a chance to start fresh, look to the future, and, you guessed it… resolutions.

As you set out to lay out your goals for the new year, don't overlook these resolutions that every Fargo-Moorhead home buyer or seller should keep.

1. Prepare

As you know, purchasing or selling a home isn't a one-and-done investment.

Whether you're looking to buy or sell a home in the new year, it will take preparation. Here are a few items to consider adding to your preparation list this year: 

  • Conduct a home assessment. Walk through your house room by room and make a list of the things that need to be addressed. What items would be at the top of your list as a potential home buyer? Tackle those items first.
  • Create a savings plan. Improvements and regular home maintenance cost money. Be prepared by establishing a maintenance or emergency fund now and get a handle on your debt, so you have more financial freedom in the future.
  • Revisit your dreams. To make headway on any goal, you need to know what you're aiming for. What is your homeownership dream? Are you living it? If not, what needs to change?

2. Cut the Clutter

As organization expert Marie Kondo knows, clutter steals joy.

This is true in life and in buying or selling a house. Every item you own needs to run through a filter of: 

  • What you want
  • What you need and love, and
  • What you can do without.

Not only will cutting the clutter help you prepare for a future move, but it will also help you sell your home. Here's why:

  • Cluttered homes often give an impression of a lack of space, making your home look smaller and potentially impacting your offers.
  • Clutter makes potential buyers focus on your stuff rather than on the home.
  • You want to give potential buyers a blank canvas on which to imagine themselves, so minimize everything except the home's best features.

3. Don't Wait

Procrastination is not your friend when it comes to goal setting.

Here are a few things that are often put off when buying or selling a home that you would benefit from getting done sooner rather than later. 

  • Pre-approval. If you're looking to buy a house, ensure your finances are in place early and you know how much a lender will lend you. This way, you won't miss out on the perfect property when you find it.
  • Home improvements. If you're selling your house, all too often, home improvements are made at the last minute, and you don't get the chance to enjoy them while still living there. If you know you're going to redo a bathroom, update your kitchen, or add that skylight, do it now, so you can enjoy it before you move on.
